Blackberry Realty Group offers a variety of residential rental property management services. Having served many clients in the Charlotte area for over a decade, we have maintained business relationships that allow us to take the hassle out of you being a landlord. Your rental property will be advertised on several websites to include Craigslist, Zillow, Vast, Google Base, Hotpads, Trulia and others along with “For Rent” signs placed on your property. We utilize all social media platforms to drive traffic to our listings. Your property will be assigned to an agent who is trained to responded quickly to all rental inquiries.
Tenant screening includes obtaining information related to an applicant’s employment, rental history, criminal background and credit. We evaluate applications in detail to weed out unqualified applicants. We will conduct up to 2 inspections per rental year to assess the condition of the property while a tenant is a resident. It has been our experience that tenants care when we care. Setting the expectation for the care and maintenance of our clients investments is very important to the relationship we have with all tenants. Repairs and maintenance request are handled by our approved vender partners. This takes the guess work out of cost and bidding for repairs. A repair escrow of $500.00 is required.

Property Management Fees
Our property management fees range between 8 and 10%.
- Management fees are negotiable for multiple properties
- Initial administrative setup fee is $850 per property
- negotiable for multiple properties
Our leasing fee is 50% of the rent amount for each new tenant.
Our lease fee for properties in which a tenant already resides is $350.00.
Tenant procurement only service fee is equal to one month’s rent.
Communication
We understand that communication is critical in any business relationship. We have several touch points and choices of preferred communication. We are fully automated and paperless for your convenience. You will receive communication via email, text messages, phone calls and your personalized owner portal, where you will be able to obtain your property’s monthly accounting and other reports . We will update you; during marketing, when the property is rented, if eviction is necessary and when/if a maintenance request is received. There should be no surprises when we manage your property.
Accounting
Direct deposit is our primary form or payment. It is safe, convenient and easy to track.
Each month an accounting of the month’s activities is provided by a statement. The statement is accessed in your owner portal. When your Property Management Agreement with Blackberry Realty Group is complete, you will receive an email with a link for access to your portal. You may also access your property information such as invoices and other property reports from our website by clicking of the tab for “owner portals”. For tax purposes, at the end of each calendar year a 1099 will be mailed to the address we have on file for you.
Property Evaluation
Evaluating the condition of your property is important before placing it on the market. This enables us to determine if there are any repairs or suggestions needed to assist in marketing the property and before accepting a qualified applicant.
Marketing
Blackberry Realty Group has aligned itself with several agencies throughout Charlotte and the surrounding areas. We constantly develop new relationships with other licensed agents though the Multiple Listing Service (MLS) by offering compensation to those agents who are able bring potential customers to us. Our state of the arts software allows us to market your property via syndicated media outlets which are disseminated to websites throughout the country. NO prospective tenant is EVER allowed to check out keys to visit any of our properties. They are ALWAYS accompanied by a licensed agent.
Tenant Screening
Once and application is received. all information provided is verified through a national database to assure the following:
- Rental History
- Eviction History
- Employment, Wage/Income Check
- Nationwide Criminal Background Check
- Credit Score
Security Deposits
Security deposits are retained in accordance with the NC Real Estate Commission guidelines and held in a NC Security Deposit Trust Account. Security deposits are the tenant’s money, but cannot be used to pay rent. Reconciliations of trust accounts are conducted monthly. At the end of the lease term the property will be assessed for damages. Security Deposit Funds will be retained or disbursed accordingly within 30 days of moving out.

Lease Preparation
Lease Agreements are prepared and executed electronically. The lease agreements are approved documents by the North Carolina Real Estate Commission and may include several addendums designed to address the expectation of Blackberry Realty Group on behalf of it’s client (the owner). The lease will address a minimum of the following:
